Prepare the same scope for every bid. Compare methods, exclusions and handover evidence before price.
Describe the purpose
Tell the surveyor whether the instruction concerns ongoing management or planned intrusive work. Supply the actual work description; a generic survey label is not enough to establish the right scope.
List access limitations
Provide drawings, existing records and information on occupied or inaccessible areas. Ask how exclusions will be documented and how additional access is arranged. Do not disturb suspected material to prepare the enquiry.
Compare evidence
Ask who performs surveying and analysis, and verify the relevant competence or accreditation scope. Clarify sample reporting, drawings, registers and the treatment of presumptions or inaccessible areas.
Use the findings
Agree who receives the report and how it informs the proposed work or management plan. A survey does not itself authorize removal, and a supplier listing is not an independent quality audit.
What to verify
- Purpose of the survey and proposed works
- Building scope and access limitations
- Relevant competence and accreditation scope
- Sampling and laboratory reporting
- Register, drawings and excluded areas
- Reinspection or further investigation
